One of the biggest dilemmas for any business that works outdoors, and is seasonal in nature is the off season. Lawn Maintenance, Landscaping, Construction, Exterior Home Improvement, Pavement, Patio, Painting Contractors, Builders, Hardscape, Swimming Pool Contractors and a host of other outdoor trades all share one thing in common. The rush during the season to make 12 months worth of income in just 8 months time during the normal season and good weather. Depending on where you live, the winter can stretch into 4 months or more. And in spring, getting started back to work is furthered hampered and often delayed by frozen ground, left over snow piles, spring rains, water saturated soil. In addition, the inability to retain and pay valuable employees during the long period of winter of no incoming cash and no work to keep employees busy can mean the loss of highly experienced employees who seek work elsewhere. During this period of downtime, much of the good (earnings wise) that was done in season, such as saving cash for the slow times is undone for lack of seasonal work.



Expenses don't stop just because the winter sets in. Rent, insurance, truck payments, untilities, and other expenses continue regardless of what month it is. Some contractors find themselves working extremely long hours and hard in-season, only to drain their savings accounts and exhaust their credit lines to "make it" from one season to the next.



Here then, is one way to create income during the slow times. It's a brief overview of my Winter Income Idea #9. It's from my Winter Income Producers book, it's one of 75 ways and business ideas to keep busy in winter, working indoors, and making money.



The Move In, Move Out Business

Those who own or rent condos, apartments, summer homes, vacation cottages, and semi-long term rental properties are constantly on the move. At months end, in a large apartment complex with hundreds if not thousands of units, it's very likely somebody is moving in or out that month and the unit has been rented or will be rented to another party. In time, even that new party will move and the unit vacant again. This means that a steady, continuos market flow exists in which to sell what's known as move in and move out services. What are they? Well to begin with, every rental unit will need at least a general cleaning. Basic cleanups consist of scrubbing floors, vacumming, cleaning the windows, bathrooms and every room in the place. It's not a job that can be done in just a few hours in most situations. We're talking a major cleanup so that the unit is clean and acceptable to the new renter (move in). Some cleanups are modest and require perhaps just one or two workers a half day or so. Other units require extensive carpet cleaning, patching in walls, painting of ceilings, painting of walls, fixing leaky faucets, replacing broken windows, painting woodwork, replacing light fixtures, removal and replacement of appliances and on and on. You get the general idea that many of these cleanings can represent a great deal of elbow grease and that busy renters, condo owners, home owners simply don't have the time,energy or man power help to get the job done. Some are too busy moving to a new dwelling and don't have the time to cleanup the vacated unit, house or condo.

Going further, in addition to offering and doing the move in move out basic cleaning a fixup tasks, one could also provide a small scale modest furniture moving service as well and sell that service to the same customer as an upsell. You transport belongings from one location to another at the local scale. When that extra work arises, you rent a moving van and hire extra workers for the additional labor. You can do the moving for the customer as an "extra" on top of the other service labor supplied to make ready the properties. These cleaning and moving services can be offered in just about any residential market setting in small town or large but one can sense the income opportunity of operating this service in a large city such as Atlanta, Boston, New York, Los Angeles etc.etc. where there are thousands and thousands of apartment units, condos and homes.
